Some of the most exclusive beachfront residences are located in the Famagusta area which is a few kilometers out of Larnaca town. Before the 1974 Turkish invasion, Famagusta was the most popular seaside resort in Cyprus. Unfortunately part of this area is still under Turkish occupation, but the areas just outside Larnaca, Ayia Napa, Protaras, Paralimni and Ayia Thekla are situated in the free zone of the Republic of Cyprus. This area offers superb luxury residences in the most amazing locations. It is well known that some of the most amazing sea views are located in this area. Blue Flag awarded beaches are plentiful and usually within walking distance of these properties.

The coastal region of Famagusta used to be one of the most popular seaside tourist destinations in Cyprus, before Turkish invasion in 1974. The district is now divided into the Greek controlled southern part, while the northern part is still occupied by Turkish forces. The Greek controlled area includes the towns and villages of Ayia Napa, Paralimni, Protaras and Ayia Thekla. The white sandy beaches and the crystal clear waters of these areas have been awarded Blue Flags for their quality and cleanliness. The area also includes Cape Greco which is a beautiful national park that is well worth visiting.
